Trophy properties are in demand The 2014 record sale for a detached house in Central Toronto concluded at $14,200,000. In 2013, the highest sale took place at $13,420,000. International buyers seeking freehold properties in the city exhibit a strong preference for newer detached homes in blue-chip neighbourhoods, while local buyers lean slightly toward more historically-significant landmark properties.
Not to put too fine a point on it... Transaction volume is up by 40% year-over-year in this category. The increased demand locally and from overseas has pushed the average price up by over 6%; so long as social stability and strong banks continue to attract international buyers to Canada, prices will go on rising. Another benefit for sellers of high-calibre homes: sales are speedier now. The average marketing time was reduced to 47 days in 2014, compared to 55 days in the year before.
